WHY DIROKEY
Dubai property numbersyou can check yourself
Portals publish what sellers hope for. The Land Department publishes what buyers and tenants agreed to. diroKEY reads the second one, publishes it free, and charges a fixed fee to check one property before you sign.

WHAT IT IS
Three things that are true about diroKEY
We publish data, not properties
A community, a size band and a rent are market data. A building name, photographs and an address identify one specific home — and in Dubai only a licensed brokerage holding a Trakheesi permit may advertise one. So diroKEY publishes the first and never the second.
Every figure traces to a registered contract
No agent surveys. No averaged asking prices. Rent bands come from Ejari tenancy registrations, sale bands from Land Department transactions, supply from the projects register.
Paid for checking, never for access
Fixed prices for work done on one specific property. Never a percentage of your rent or your purchase price, and never a fee to see a number.
THE DATA
Where the numbers come from
Everything diroKEY publishes is built from three open datasets released by the Dubai Land Department through Dubai Pulse. Nothing is scraped from a portal.
Registered tenancy contracts
Ejari registrations. They give the band comparable homes actually signed at, and the contract count behind it.
Registered sale transactions
Every recorded sale, with dates. They give price per square foot, the asking-versus-achieved gap and net yield.
The projects register
Which projects hand over in which quarter. This is what Handover Radar is built on.
Refreshed on the fifth day of each quarter
The Land Department publishes the previous quarter in the first days of the new one, so the pipeline re-runs on the fifth. Every figure on this site carries the date it was built.
And one limit we say out loud: since 2025 the official Smart Rental Index is calculated per building and has no public API. Our band is an estimate from registered contracts. The official building-level figure comes from the Land Department’s own calculator — and we say so next to every result.

What an agent charges
AED 3,600
Five percent of the annual rent is the customary tenant commission in Dubai, with a minimum of roughly AED 5,000. On a typical one-bedroom that is about AED 3,600. On a small studio the minimum works out closer to eleven percent.
It is a market custom, not a law — nothing in Law 26 of 2007 obliges a tenant to pay it.
THE CONFLICT
Why a portal cannot tell you this
A portal’s customer is the agent who needs listings. So a portal will never tell an owner that their tower is oversupplied this quarter and the honest move is to wait or drop the price — that advice costs it a listing. diroKEY’s customer is the owner and the tenant, so it can say exactly that. The data is public; the willingness to publish it is not.

Questions people ask first
Is diroKEY a brokerage?
No. diroKEY holds no brokerage licence, takes no part in the transaction and earns no commission. It publishes market data and sells fixed-fee checks on a specific property. Advertising a property publicly in Dubai requires a licensed brokerage with a Trakheesi permit, and that is not what diroKEY does.
Do I still pay the 5% agency commission?
The 5% is a market custom, not a law, and it is negotiable. diroKEY tells you what comparable homes signed at and whether a minimum fee is being applied to you, so the conversation is about numbers rather than habit.
Where does the data come from?
Three open datasets published by the Dubai Land Department through Dubai Pulse: registered Ejari tenancy contracts, registered sale transactions and the projects register. The pipeline re-runs on the fifth day of each quarter.
If I tell you about my property, is it published anywhere?
No. It sits in your account. Nobody sees the building, the photographs or your contact details unless you release them. In Dubai a property may only be advertised publicly by a licensed brokerage — one you choose, on your terms, when you are ready.
What does it cost?
The tools are free and need no account. Safe Rental Pack is AED 149, a Property Report is AED 499, and the owner subscription is AED 480 a year. Never a percentage.
