BEFORE YOU DECIDE
Two numbers, and you already know more than most owners
Dubai rents fell this year for the first time since 2021 and 32,000 more homes arrive this half. An asking price set from a brochure is how a property sits empty for a quarter.

THE PROMISE
Your property is never published anywhere
It sits in your account. Nobody sees the building, the photographs or your contact details unless you release them.
No calls from agents
Your number is not sold, shared or listed. Nobody receives it until you press the button yourself.
Not on the open web
In Dubai a property may only be advertised publicly by a licensed brokerage — one you choose, on your terms, when you are ready.
You pick who gets it
When you decide to let, you open the property to a checked group and choose who receives it. The agent does not choose you.
FOR OWNERS
What we can do for you
Listing is free and stays free. You pay only for work done on your property — never a percentage of the rent.

THE REQUEST
Eight questions, and we come back with the numbers
The first one decides everything else: are you letting it, selling it, or still deciding? No account before the form — the email is the second-to-last question.
Tell us about your property
- · What do you want to do with it — let it, sell it, or still deciding?
- · What is it: apartment, villa or townhouse, and how many bedrooms
- · Which community — chosen from the list, so the numbers match
- · Size in square feet, or "I’m not sure"
- · Is it vacant, tenanted until a date, or handing over later
- · Do you have a price in mind, or should we tell you what it is worth
- · How soon do you want this done
- · Name, email, WhatsApp, country, preferred language
If it is tenanted, the end date matters most — it is what lets us warn you 100 days before the rent can be changed.
RENT OUT · GUIDE
Renting out a property in Dubai in a softening market
Price against signed contracts, not asking prices
Portals show what owners hope for. The Ejari register shows what tenants agreed to. In a quarter when rents fell across most of the city, pricing from a portal listing is how a unit sits empty while the market moves underneath it.
An empty month costs more than a lower rent
On a home that lets for AED 60,000, every empty month is AED 5,000 gone and never recovered. Holding out for four thousand more over a full year rarely survives the arithmetic once you count the weeks it takes.
The 90-day notice runs both ways
A landlord who wants to change the rent or the terms must give written notice at least 90 days before the tenancy ends. Miss it and the contract renews as it stands — which is why the date the tenancy ends is worth recording the day you sign.
What it costs to let
A letting agent customarily takes five percent of the annual rent from the tenant, with a minimum of about AED 5,000. Management runs 5–8% of rent or a fixed fee from roughly AED 3,950 a year. Ejari registration is small and unavoidable.
