THE REQUEST

What we ask you

Seller request — eight questions

  • ·  Building or community, and unit type
  • ·  Bedrooms and size in sqft
  • ·  Title deed number, or a photo of it
  • ·  Is there a mortgage on the property
  • ·  Is it vacant, or tenanted — and until when
  • ·  The price you have in mind
  • ·  How soon you want to sell
  • ·  Name, email, WhatsApp, preferred contact language

FOR SELLERS

What we can do for you

Dubai sale prices fell 4% last quarter and 32,000 homes are being handed over this half. Pricing against what buyers actually paid matters more than it has in five years.

SELL · GUIDE

Selling property in Dubai: the sequence, and what it costs

Price against sold, not asking

Asking prices tell you what sellers hope for. Registered transactions tell you what buyers agreed to. In a softening market the gap between the two widens, and a property priced against asking sits unsold while the market moves underneath it.

The developer NOC

Before a transfer can be registered, the developer issues a no-objection certificate confirming service charges are settled. It costs between AED 500 and AED 5,000 and takes a few working days — start it early, because it is the step that most often delays a closing.

Clearing a mortgage

If the property is mortgaged, the loan must be settled before transfer. Early settlement is customarily 1% of the outstanding balance, capped at AED 10,000. A financed buyer adds a blocking fee on top.

The registration trustee office

The transfer itself happens at a registration trustee office, not at the Land Department counter. Both parties attend, the manager’s cheque changes hands, and the new title deed is issued the same day.
