FOR TENANTS

Know the rent before you sign.
Then tell us what you need.

diroKEY publishes rent bands built from contracts registered with the Dubai Land Department — not from asking prices. When you know your number, send one request: owners answer it privately, and we check the owner against the title deed before you meet.

TELL US WHAT YOU NEED

No listings to scroll. You describe the home — owners come to you.

Owners on diroKEY do not publish their properties. They see anonymous requests — area, budget, move-in date — and reply only to the ones that fit. Your name, phone and email stay with us until you agree to share them.

We never publish your request. Owners see the property criteria only — never your name, phone or email.

HOW IT WORKS

Three steps — and you only do the first one

  1. STEP ONE

    Say what you need

Property type, areas, budget, how many cheques, when you move. Five minutes, no account, no phone calls.

  2. STEP TWO

    We check every match

Owner confirmed against the title deed. Rent checked against the Smart Rental Index. Cheque terms and service charges verified before anything reaches you.

  3. STEP THREE

    Sign and move in

Tenancy checklist, deposit protection, Ejari registration and DEWA move-in — each step written out, in order.

RENT · GUIDE

Renting in Dubai without paying a 5% agency commission

Who actually pays the agent

In Dubai the tenant customarily pays the agent 5% of the annual rent, with a minimum of roughly AED 5,000. It is a market custom, not a law — nothing in Law 26 of 2007 obliges a tenant to pay it. On a AED 45,000 studio that minimum works out closer to 11%.

What the Smart Rental Index decides

RERA publishes an index of typical rents by area, building and unit type. Decree 43 of 2013 ties the permitted increase to how far your current rent sits below that index: no increase while you are within 10% of it, then 5%, 10%, 15% and 20% as the gap widens.

The 90-day rule

A landlord who wants to change the rent or any other term must give written notice at least 90 days before the tenancy ends. If that notice does not arrive, the contract renews on the same terms — and the Rental Dispute Centre will say so.

Ejari, DEWA and the deposit

Every tenancy in Dubai has to be registered with Ejari; without it you cannot open a DEWA account, sponsor a visa or file a dispute. The security deposit is customarily 5% of the annual rent for an unfurnished home and 10% for a furnished one.
