SERVICES

Pay for the checking. Never for access.

Every diroKEY service is work done on one specific property — a check, a report, a document, a registration. The tools and the data underneath them stay free, for everyone, with no account.

WHAT YOU GET

An agent takes five percent of the annual rent — about AED 3,600 on a typical one-bedroom, with a minimum of roughly AED 5,000. That minimum is closer to eleven percent on a small studio.

THE MAIN TOOL

Handover Radar

What is landing beside you, what comparable homes signed at, and what waiting another quarter costs. Built from Dubai Land Department open data and refreshed every quarter — free, no account.

Supply pressure

How many units hand over in your community this quarter, expressed as months of demand at the current absorption rate.

Signed rent band

The range comparable units actually signed at, with the number of registered contracts behind it.

Cost of waiting

What one more empty quarter costs against letting inside the band today — in dirhams, not advice.

EVERY TOOL

All of them free, none of them behind an account

Every figure traces back to a registered contract. We do not survey agents and we do not average asking prices.

THE DATA

Where these numbers come from

We do not survey agents and we do not average asking prices. Every figure traces back to a registered contract.

SOURCE

Dubai Land Department open data

Registered sale transactions, registered Ejari tenancy contracts and the projects register — the public record, not a portal scrape.

CADENCE

Refreshed every quarter

The pipeline re-runs on the fifth day of each quarter. Every figure on the page carries the date it was built.

PRINCIPLE

Published, not sold

The tools stay free. diroKEY charges for the work around a specific property, never for access to a number.

SERVICES · GUIDE

Free Dubai property tools — rent index, Ejari, handover data

Checking a rent increase yourself

Take your current annual rent, find the index figure for your area, building type and size, and work out how far below it you sit. That percentage decides which Decree 43 tier applies. The calculator on this page does the arithmetic and cites the tier.

Registering Ejari

Ejari registration needs the signed tenancy contract, Emirates ID, passport copy, the title deed or landlord’s ownership document and the DEWA premise number. It can be done online or at a typing centre; the fee is small and the queue is not.

Where the handover data comes from

The Dubai Land Department publishes registered transactions, registered tenancy contracts and the projects register as open data. Handover Radar is built from those three files and nothing else — no portal scraping, no agent surveys.

Why these stay free

A number you can verify is not worth charging for, and charging for it would make diroKEY exactly the gatekeeper it was built to avoid. The tools are free; the paid work is the checking around one specific property.
